SPECIAL CONDITIONS:

  • The purchaser will be responsible for the rezoning, subdivision and registration of the subdivision as well as the costs associated therewith;
  • The purchaser acknowledges that they will be responsible for the rezoning of the property from Public Open Space to Business Zone 1;
  • The purchaser acknowledges that they will be responsible for all costs associated with the purchase of the property, which include but is not limited to the purchase price, land use application cost, advertisement cost (See Annexure B in Conditions of Sale), cost for rezoning and subdivision as well as the transfer fees and any other costs that may be incurred to effect transfer .
  • The purchaser will be will be responsible to connect to all municipal infrastructure, at its own cost, to secure the necessary municipal services on the property.
  • The purchaser undertakes to relocate the Public Toilet currently situated on the property, according to the specifications of the seller and will also be responsible for any costs incurred to ensure the relocation. The seller will indicate the location of the newly established public toilet. The Public Toilet must be of similar size and must have at least, the same fixtures as the existing Public Toilet.
