•  Erf Extent:  Approximately 1,198m²
•  The property is to be rezoned to Industrial Zone in terms of Hessequa Municipality's Zoning Scheme.
•  The successful bidder will be responsible for all costs associated with the purchase of the property, which include but is not limited to the purchase price, autioneer's commission, land use application cost, advertisement cost, cost for rezoning as well as the transfer fees and any other costs that may be incurred to effect transfer.
•  It should be noted that there is a building on the property which is currently leased for residential purposes.  The successful bidder must, at their own expense, provide alternative accommodation in Riversdale to the current lessee.  The accommodation must consist of at least two bedrooms, one full bathroom, lounge and dining room and a separate kitchen.  The alternative accommodation must be reasonably acceptable to the lessee.  The accommodation must be available to the longest living of the lessee and her spouse.  The lease amount payable by the lessee and/or their spouse for the period 01 July 2024 - 30 June 2025 may not exceed the amount of R1,165.75 per month and may be increased annually with a maximum rate escalation of 8%.  The lessee and/or their spouse will be responsible for the payment of the following municipal charges, (availability and consumption where applicable) - water, sewerage, refuse removal and electricity in respect of the alternative accommodation.  The lessee and/or their spouse will be responsible for the maintenance of the interior of the dwelling, excluding the repair of flaws/defects of a structural nature as well as the costs for the maintenance of the garden.

* Proof of organisation’s address not older than 3 months
* Organisation’s Tax clearance certificate/Public Benefit Organisation certificate (PBO Certificate)
