DESCRIPTION:

  • The Property is zoned for Residential Zone 1: Single Residential and includes a primary use for a dwelling house.   
  • Access to the Property will be from Albertyn Drive or Salmon Street, Betty’s Bay, such access to be approved by the relevant division within the Overstrand Municipality.
  • The Property is within a declared wetland and authorization from the water use authority (Breede-Gouritz Catchment Management Agency) would be required prior to support of building plans by the Environmental Management & Conservation Division of the Overstrand Municipality.
  • The Property is un-serviced, but normal water services are available in the vicinity of the Property. Eskom is the direct supplier of electricity for the Betty’s Bay area.
  • The purchaser must provide the Property with an adequate sewer conservancy tank (˃5000litre) which must comply with the standards of the Overstrand Municipality.
  • All costs relating to the connections for water, sewer and electricity supply to the Property and any other services, if needed, including any required upgrades will be for the account of the purchaser.
  • The purchaser will be responsible for all link and bulk services required to the Property.
  • The purchaser will be responsible for all investigation levies and connection levies.
  • The purchaser will be held liable for services availability fees on the Property and rates and taxes as from date of registration of the transfer of the Property in the Deeds Office.

 

GENERAL CONDITIONS:

  • The Property is sold as it stands, "voetstoots", and the Municipality shall not be responsible for any defects in the Property whether patent or latent. The Property is moreover sold subject to all conditions and servitudes mentioned or referred to in the current title deed of the Property and to all such other conditions and servitudes which may exist in regard to the Property, including from any subdivision conditions, whether imposed by the local authority or any other person or body whomsoever. The Municipality shall not be required to point out the boundary beacons of the Property and shall not be liable for any deficiency in the extent of the Property which may be revealed on any survey or re-survey and shall not benefit by any excess.
  • The purchaser will be responsible for all costs related to the transaction and development. This includes, but is not limited to, the Section 14 advertisement as required by Section 14 of Local Government: Municipal Finance Management Act (Act 56 of 2003) and attorney fees.

To bid at the auction you need to provide a copy of your identity document and current proof of residence (not older than 3 months) as well as a R20,000 refundable registration fee.
